Professional Deep cleaning

Cleanings Homeowners will enjoy professional deep cleanings at least once a week to keep rental properties in amazing condition. Our professional cleaning service has established cleaning protocols and uses high-quality cleaning products to ensure a consistent level of cleanliness throughout the property. Your property will be left in a for sale condition at all times and protected no matter the amount of foot traffic, just like how you left. This consistency can be difficult to achieve if you attempt to lease the property to a regular tenant.

Complimentary General Maintenance Service

In the event of any maintenance issues, our team is available around the clock 24/7 to provide prompt and efficient repairs, up to a value of $300 free of cost. Insurance coverage of the property of up to 1 million dollars is also included.

Frequently Asked Questions by Landlords

A master lease is a type of lease that gives the lessee the right to control and sublease the property during the lease, while the owner retains the legal title. In this case, a housing authority or service provider would be the lessee, allowing them to sublease the property to its clients.

We like to lease our properties for multiple years (3-5 years) but if the landlord is hesitant we give the option to do a 2 year lease with an option to renew the contract.

Basic Strict House Policies:

Each client signs a statement of agreement (before entering) stating that we reserve the right to keep full security deposit if any rules are broken and will be asked to leave immediately with help from our team memebers on standby.

 

-No shoes inside property

-No smoking

-No events or business gatherings

-No mail delivered

-No moving or rearrangement of furniture

-No loud noise or music after 9:30pm

-No pets

There will be cameras installed 360 degress (front, side, back) around the house. This alerts us when noises or guests reach a certain level. We will also install Nest Locks that will send and reset custom codes for a new check-in. Another words each client will have an exclusive passcode, no passcode will be used twice.

Payments will be sent out through our direct deposit. Rent payments are the same as payments from a regular tenant. We may also do wires, Zelle, etc. We pay market rate with a 2-5 year lease agreement. If you are interested in enrolling in Auto Pay, please contact us.

*Auto-Pay is a feature we give to landlords so they will always receive their payment automatically at the beginning, end of the month, or even a day earlier.

We have professional cleaners that will be coming into the property twice a week to make sure your property is maintained in the best conditions. We also have a 24-hour handyman that will be on standby for emergency maintenance problems so the landlord isn’t bothered by any small nuisances.

Your property will be fully furnished, each piece of furniture will be carefully picked by our interior designer who’ll decide which ones best fit the house’s design.

 

Dream World Stays has not one but two insurances. Our main 1) We have a renter’s insurance that covers up to $1,000,000 in potential liabilities or damages. Our umbrella coverage 2) We have “Proper Insure” which is three insurances specifically tailored into one to protect the landlord, our clients, and us. Some may call it “too much” but we call it “professional protection
