A master lease is a type of lease agreement in which a tenant (often a property management company) rents a property from the landlord and then subleases it to other tenants. The master leaseholder is responsible for paying rent to the landlord and managing the property, while the subtenants are responsible for paying rent to the master leaseholder and adhering to the terms of their individual subleases.
Our set house rules include:
- No pets of any kind
- No smoking
- No parties or events
- No noise after 9:30pm.
Failure to comply with these rules will lead to the immediate termination of the booking or rental agreement.
Our properties are under 24-hour outdoor surveillance and equipped with noise monitors to ensure that our guests are abiding by the rules and regulations. This ensures that neighbors will not notice any significant increase in foot traffic or noise to or from the rental property.
The guest screening process is a set of procedures designed to ensure the safety and security of the host’s property and the other guests in the building or neighborhood. This process typically involves verifying the identity of the guest, reviewing their profile and previous booking history, and communicating with them prior to their arrival. Here are some of the steps involved in the guest screening process: Guest Profile Verification: Our platform requires guests to create a profile that includes their name, photo, and other personal information. Hosts can use this information to verify the identity of the guest and ensure that they are who they say they are. Reviews and Ratings: Our platform allows hosts to leave reviews and ratings for their guests after the stay is complete. Hosts can use this information to evaluate the guest’s behavior, cleanliness, and overall experience. Communication: Hosts can communicate with guests prior to their arrival to ask questions, provide information about the property, and establish a rapport. This can help hosts get a better sense of the guest’s intentions and ensure that they are a good fit for the property. Background Checks: Our platform also offers a background check service that hosts can use to screen their guests. This service includes a criminal record check and a check of various public records to ensure that the guest does not have a history of illegal activity or other red flags. Overall, the guest screening process is designed to provide hosts with the information they need to make informed decisions about who to accept as a guest in their property. By following these steps, hosts can help ensure the safety and security of your property.
While we do bookings through our website, we also utilize other platforms such as “Furnished Finder, Expedia, Temporary Housing Directory, Airbnb For Work, MLS, etc.” to book stays lasting 30 days or more and fill any vacant dates during mid-term stays.
